Turtle was the acquisition of two office properties and one residential property in Tokyo which were the collateral for a non-performing loan.
The transaction was brought to Aetos Japan on an exclusive basis by the domestic lender, who was also the seller of Project Salvatore.
Aetos Japan changed property and leasing managers, implemented capital expenditures, leased up the portfolio to nearly 100% occupancy upon sale, negotiated discounts to sell-side brokerage fees and generated opportunistic returns upon disposition.
