We have a long-standing track record in real estate investment in Japan.

Aetos Japan, LLC (“Aetos Japan”) partners with like-minded investors in real estate and real estate-related investments in Japan, while providing a full range of asset management and advisory services relating to sourcing, acquisition, structuring, leasing and repositioning, disposition planning, underwriting on purchase and sale. Aetos Japan was established by Scott Kelley in 2001 and is a wholly-owned subsidiary of Aetos Capital Real Estate, LP.

With well over two decades on the ground in Tokyo, Aetos Japan has overseen the acquisition, financing, management, and disposition of approximately $10 billion of real estate across approximately 60 transactions and over one thousand properties including multiple operating companies in Japan.

Acquisitions via multiple avenues and structures including traditional ones as well as public to private, and private M&A, including the acquisition of two large real estate companies with approximately 400 total assets, and execution of two separate J-REIT equity offerings with total equity proceeds in excess of $1 billion through such companies.

The Aetos Japan team has relationships with a broad network of both global and domestic real estate investors, corporates, J-REITS and private funds, as well as lenders, servicers, brokers, and agents.

Aetos Japan’s capabilities include sourcing and managing investments in the core, value-added, and opportunistic spaces.
