Genie is the acquisition of a multifamily portfolio from a public J-REIT, on behalf of two domestic separate account investors.
Despite the various locations across Japan, the seller dictated that the entire portfolio must be acquired by one buyer which reduced the competition, allowing for an attractive entry point.
Aetos Japan will implement a capital expenditure and value-add leasing strategy to enhance revenues at properties with greater rental upside, while divesting other properties one-by-one over an orderly sale process, with opportunistic returns projected.
